Greenfield Housing Authority Announces $5.7 Million Award for

Major Redevelopment of The Winslow.

Greenfield, MA -- The Greenfield Housing Authority is proud to announce that the Healey-Driscoll Administration has awarded $5.7 million in funding to support the preservation and rehabilitation of The Winslow, a critical affordable housing community in the heart of downtown Greenfield. The redevelopment is spearheaded by Greenfield Housing Associates, Inc. (GHAI), a nonprofit affiliate of the Housing Authority, and will preserve 55 affordable rental units. Once completed, The Winslow will continue to provide deeply affordable housing options, including:

  • 20 units for households earning at or below 30% of the Area Median Income (AMI)

  • 10 units for those under 50% AMI

  • 25 units for households at or below 60% AMI

Commitment to Sustainability and Livability

The project will include a deep energy retrofit targeting a 40% reduction in energy use. Improvements will encompass new heating and hot water systems, insulation upgrades, and energy-efficient windows. The building will seek Enterprise Green Communities Certification to emphasize its environmental responsibility.

Key upgrades include but no specific order: Modernized elevator systems. New sidewalks, parking lot repaving, & accessible ramp. Renovated common areas. New roof with insulation & improved foundation sealing.

Expanding Supportive Housing Services

In addition to physical upgrades, The Winslow will be transformed into a Permanent Supportive Housing community. GHAI will expand its Stabilization Program to help residents (many of whom have experienced homelessness or have special needs) maintain housing stability. New on-site services will include monthly clinician-led support groups and resident-led peer support networks, empowering tenants to build community, support recovery, and lead independent, fulfilling lives.

Preserving a Historic Landmark

Originally opened in 1917 as Mohawk Chambers, the property has a storied past, having operated under various names including Hotel Winslow and the Stearns Hotel. Today, The Winslow consists of a four-story historic brick building and a modern two-story addition completed in 2010. The comprehensive rehabilitation will honor this history while modernizing the property for future generations.
