access to affordable living, GHAI is shaping spaces that enhance lives. At Greenfield Housing Associates Inc. (GHAI), our properties are more than buildings. They are the foundation of a stronger, more inclusive Greenfield. Each development reflects our commitment to excellence, sustainability, and community well-being. We approach every project focused on environmental responsibility, thoughtful design, and collaborative partnerships. Whether redeveloping existing structures or building new ones, our goal is to create housing that meets real needs and reflects the character of the community we serve.
From the historic renovation of the Winslow Building - now home to supportive housing and on-site services for individuals overcoming homelessness - to future projects that revitalize neighborhoods and expand

The
The Winslow is a cornerstone of downtown Greenfield’s affordable housing
317-319 Deerfield Street
This multi-family residence was originally built in 1880 - a time when the city was emerging as a regional industrial hub. Nestled along Deerfield Street, a corridor historically lined with factories, boarding houses, and worker residences, the property reflects the architectural and social fabric of late 19th-century Greenfield.
While not formally designated as a historic landmark, its age and location offer a tangible link to the city’s industrial heritage. Today, the building continues to serve the community under the stewardship of the Greenfield Housing Authority, providing stable housing while honoring the legacy of a neighborhood shaped by labor, resilience, and transformation. Its continued use as affordable housing underscores a commitment to preserving the past while meeting the evolving needs of Greenfield’s residents.

(GHAI's Newest Project!)
landscape, offering 55 Single Room Occupancy (SRO) units designed to meet
the needs of single adults seeking stability and community. Managed by Greenfield
Housing Authority and sponsored by Greenfield Housing Associates, Inc. (GHAI), The Winslow
is currently undergoing a transformative rehabilitation aimed at preserving and enhancing this
vital resource. Supported by a $5.7 million state grant, the renovation includes comprehensive energy
efficiency upgrades, elevator modernization, and site improvements to ensure long-term sustainability and
accessibility. As part of this effort, The Winslow is transitioning into a Permanent Supportive Housing model,
which combines affordable housing with on-site services to support formerly homeless individuals in
maintaining stable, independent lives. Once completed, The Winslow will continue to serve as a safe,
welcoming home for some of the city’s most vulnerable residents.
300 Conway Street represents the next chapter in Greenfield’s commitment to expanding affordable housing opportunities. This new affordable housing initiative is led by the Greenfield Housing Authority and sponsored by Greenfield Housing Associates, Inc. (GHAI). The project will feature five two-bedroom rental units, affordable to households earning up to 80% of Area Median Income (AMI), with at least one unit fully accessible.
Located near Valley Medical Center, the site offers convenient access to healthcare and community services. Early-stage funding has been secured through a Massachusetts Housing Partnership (MHP) pre-development grant and a Greenfield Community Preservation Act grant, with additional funding sources to be determined. Targeted for completion in 2027, 300 Conway Street is a small but significant step toward a more equitable housing landscape in Greenfield. Designed with dignity, accessibility, and long-term community impact in mind, this project will offer high-quality, inclusive housing in a convenient neighborhood setting.
